Local Governments need money to operate and they levy taxes on real property for that purpose.  A lien for taxes attaches to the property as of January 1 of the tax year. Usually the first half of the tax bill, if not paid, is delinquent after November first, and the second half, if not paid, becomes delinquent after the following May first.  Any delinquent taxes become a tax lien against the property.  These high priority tax liens trump mortgages, judgments, and even an IRS Lien!  The tax lien on the property is offered by the government to investors like “you” so that you can invest your hard earned money at a high interest rate ranging from 8% to 50%.

This is how it works:

  1. Since the taxes are merely a fraction of the value of the property it attaches to, the investor is in first position on a property worth many times his investment.  Your tax lien purchase gives "you" the opportunity to pay the outstanding taxes on the underlying property (often just a $100 to seldom more than a few $1,000!)
  2. But why would "you" pay someone else's taxes? Simple: The county government has set up a "rewards program" that gives you a "profit motive" to do so!

You pay the taxes for the property owner now, and they pay you back with "interest" on top of what you paid.  Normally in excess of 16%.   This way "you" sort of become their bank, and get paid back what you paid plus interest!

The second way is in the event the owner fails to pay you back, then "you" suddenly find yourself owning the home or property free-and-clear for that same small amount you paid in taxes on behalf of the property owner!
